Lake County Property Assessment Notices Are Being Mailed Now Through September
From now through early September, the Lake County Chief County Assessment Office is publishing and mailing property assessment notices to all Lake County property owners. Property owners who wish to file an assessment appeal are encouraged to do so on their own through the Lake County Board of Review. No attorney is required for a residential appeal. The appeal deadline varies by township, and can be found on the assessment notice mailing. The appeal deadlines for each township can also be found on the assessor’s web page.
Prior to filing a formal appeal to the Board of Review, property owners are encouraged to contact their local township assessor's office to discuss their concerns.

On the Lake County SmartFile E-Filing login page, create an account or log in to your existing account.

You will be directed to a portal where you can complete the entire appeal process. View a video tutorial for filing your appeal. Download printable instructions to file your appeal.

When you have entered all the information required for your appeal, be sure to go to the section labeled submit, type in your name and press the submit button. You will receive an email confirmation that your appeal has been received.

Note that due to the COVID-19 pandemic, all appeal hearings that are requested as “in-person” will be conducted through the Zoom meeting platform.
Special instructions for residents of Cuba, Ela, Grant, Libertyville and Vernon townships: The assessment appeal process for these townships is different than the other 13 townships in Lake County. That’s because assessors in these five townships have chosen to use a different software system from what the county offered. This decision impacts how taxpayers in these townships review and appeal their assessments.
