Dear Neighbors,

Dick Black and White

With property tax bills due next week, June 6th, I wanted to send you a short, supplemental newsletter just to remind you about your tax bills, as well as provide information about your taxes, and a reminder to check your bills to make sure you are getting all of the property tax exemptions you qualify for.  Many bills were delivered this year without the qualifying exemptions. If this occurs in your case, I have been told by the Chief County Assessment Officer that you should notify  Lake County immediately, and they will work with you on generating a new bill and allowing for a new due date based on that specific circumstance.

If you escrow your taxes with your lender, they will be mailing in a check drawn from your escrow account.  I do recommend confirming with the treasurer's office to make sure your bill was credited as expected.  You can confirm your taxes have been paid by going to this link and entering your property address: http://www.tax.lakecountyil.gov/search/commonsearch.aspx?mode=realprop  If you have any questions about using the online system, please call the Treasurer's office at 847-377-2000.

If you are responsible for paying your own taxes, please make sure to pay them by June 6th to avoid any late fees.

Late Payment Penalty

  • According to the Illinois Compiled Statues, 35 ILCS 200/15 the Lake County Collector is bound by state law to collect 1.5% penalty per month on any unpaid installment balance after the due dates.
  • For this year, due dates are June 6th and September 6th, therefore the penalty is calculated on the 7th of each month and is not prorated by state law.
  • Forgiveness of the penalty must be due to a Lake County error and must be documented.
  • Not receiving a tax bill, medical emergencies, travel or payment history do not qualify for exemption.

If you have not received your tax bill, please call the Treasurer's office immediately to alert them of the issue.  Not receiving a tax bill will not exempt you from a late fee for late payment.

Below is a chart of the late fees:

Your Property Tax Bills can be confusing. I have produced a video that will explain your bills, line by line, specifically geared towards helping you to make certain that you are getting all of the Property Tax Exemptions you qualify for.

Watch this video, and if you have any questions about your bill or concerned that you are not getting all of your exemptions, please reach out to the Lake County Treasurer's Office or the Chief County Assessment Office.

Property Tax Distributions

Use the graphics below to see what percentage of your Property Tax bills go to which taxing bodies. I have separated it out based on which elementary and secondary schools districts you reside in.

If you don't reside in any of the combinations listed below, please feel free to email me and I will be happy to create one specifically for you.

Thank you very much for your time and I hope you have a beautiful weekend!
