AGENDA

 

I.   CALL TO ORDER/DECLARATION OF QUORUM, MARK MUENZER, CHAIR

           

1.     1717 Central Street (Evanston Art Center)                                                  Preliminary and Final Review

Tom Dobbins, architect, submits for a building permit to complete interior and exterior renovations and a two-story addition to the existing building. The property is zoned B1a, Office and is located in Subarea 4 of the Central Street Overlay District.

 

2.     2308 Main Street                                                                                             Recommendation to ZBA

Todd Paul, lessee, applies for a special use permit for a Wholesale Goods Establishment, Few Spirits, at 2308 Main Street.  The applicant proposes to expand the existing use into the adjacent vacant space. The property is located in the C1 Commercial District, where special use approval is required for Wholesale Goods Establishments.

 

3.     517 Dempster Street                                                                                       Recommendation to ZBA

Sebastian Koziura, lessee, applies for special use approval for a Type 2 Restaurant, Frio Gelato. The property is located in the B1 Business District, where special use approval for a Type 2 Restaurant is required.

 

4.     2411 Hastings Street                                                                                       Recommendation to ZBA

Andrew Venamore, zoning specialist, applies for major zoning relief to replace a 1.5 car detached garage with a two-car detached garage.  The applicant requests 57.8% building lot coverage where a maximum of 30% is allowed and 55.3% currently exists; and 77.3% impervious surface coverage where a maximum of 45% is allowed and 75% currently exists. The property is zoned R1, Single-Family Residential.     

    

5.     605 Hinman Avenue                                                                                      Recommendation to ZBA 

Camille Psenka, architect, applies for major zoning relief to replace and expand six roofed stairwells with balconies, one open stairwell, and an 8-foot fence in the rear yard.  The applicant requests a 1.9-foot north interior side yard setback where 2.7 feet is required for roofed stairwells and balconies (yard obstructions), a 2.1-foot south interior side yard setback where 2.7 feet is required, a 0.45-foot rear yard setback for open stairs where 1 foot is required, 58% building lot coverage where a maximum 45% is allowed and 57.5% currently exists, and an 8-foot high metal fence in the rear yard on a stair landing for a total height from grade of 10 feet where a maximum 6-foot high fence is permitted. The property is zoned R5, General Residential.

 

II. APPROVAL OF MINUTES FROM: January 14, 2015 DAPR Committee meeting.

 

III. ADJOURNMENT

 

The next DAPR meeting is scheduled for Wednesday, January 28, 2015 at 2:30 pm in Room 2200 of the Lorraine H. Morton Civic Center.
