Expedited Building Plan Review Services Available

building plans

Beginning January 1, 2019, the City of Evanston’s Community Development Department will offer expedited services for those seeking an accelerated review of building plans and permits for construction projects.

The premium service will provide applicants with plan review comments within five business days, reducing wait times and allowing those with condensed timelines the ability to move through the City’s plan review and permit processes more quickly. During peak construction season, the City’s development review process typically requires three to four weeks to complete.

The five-business-day turnaround time for expedited plan review services will begin once an expedited permit application fee is paid. The service is provided on a first-come, first-served basis for up to two plan reviews. Applicants who would like to take advantage of the premium service will pay an initial $250 application fee, plus expedited building permit and plan review fees prior to permit issuance.

Project types eligible for expedited review are:

  • Interior remodels (residential or commercial)
  • Residential kitchen, bathroom or basement remodels
  • Porch, deck or pergola installations
  • Detached garage or accessory structure installations
  • Patio, sidewalk, driveway or hardscape installations (on private property)

Projects ineligible for expedited review are preliminary zoning analyses, projects at food establishments, planned developments, projects located in a preservation district, and projects with construction costs exceeding $500,000.

The Expedited Plan Review application and fee schedule are available online at cityofevanston.org/fastplanreview or by calling/texting 847-448-4311. For convenience, residents may simply dial 3-1-1 in Evanston.
