Expanded Tax Relief Program Helps Seniors Stay in Their Homes

The Illinois Department of Revenue (IDOR) is pleased to announce that more senior homeowners may now qualify for property tax relief under the newly expanded Senior Citizens Real Estate Tax Deferral Program, following recent changes to state law.

Changes Coming in 2026
The maximum household income for eligibility will increase:
|
• $75,000 in the 2025 tax year |
|
• $77,000 in the 2026 tax year |
|
• $79,000 in the 2027 tax year (and thereafter) |
| (Up from the current $65,000 limit) |
Eligibility Requirements:
- Age 65 or older by June 1 of the filing year
- Own and occupy the primary residence for at least three years
- No outstanding property taxes or assessments on the property
- Maintain adequate fire or casualty insurance
Eligible seniors may defer up to $7,500 per year, or 80% of their home’s equity, whichever is less.
Deadline to apply for Tax Year 2025: March 1, 2026
