Last Townships in Chicago Reassessed

Lake View and Hyde Park Townships

 

The 2021 reassessment cycle is nearing the final stages as property owners in Lake View and Hyde Park Townships have received their reassessment notices. These are the last two townships to be reassessed in the City of Chicago, completing the triennial reassessment cycle under the leadership of Assessor Kaegi.

Reassessment Notices contain the Estimated Fair Market Value determined by the Assessor’s Office. This amount reflects the current market value, in other words, what a home could sale for in today's market. This value will be reflected on the second installment tax bill mailed in the summer of 2022. If an owner disagrees with the Estimated Fair Market Value or finds that the property characteristics listed are incorrectly, they can file an assessment appeal. Property owners in Lake View Township have until December 23, 2021 and property owners in Hyde Park have until January 21, 2022 to file an appeal.

Homeowners are encouraged to read the Valuation Reports that include detailed reporting about the real estate market and assessments produced at the modeling stage by the Assessor's Office.

Additionally, homeowners can attend an upcoming in-person and/or virtual report to understand the reassessment and appeal process.

New Study Shows 2019 Cook County Property Tax Assessments Met Standards for Accuracy and Equity

“Sales ratio studies are the best way to know whether an assessment system is fair or not. The IAAO study says that our reforms lead to more accurate, uniform, and equitable assessments than in the past,” said Assessor Kaegi. “Fair assessments are the first step to ensure no one pays more than his or her fair share in property taxes. On that measure, we are delivering what we promised to Cook County taxpayers.”
