What to Expect: Douglas Parking Center Traffic Impacts
A major private development is taking shape in downtown Dunedin, with construction activity expected to have some temporary impacts on Douglas Avenue this fall.
Construction is underway on the Douglas Parking Center, a standalone but complementary project to the Main Street Exchange that is intended to improve parking in Downtown Dunedin.
Pending City approval, two periods of traffic impacts are expected on Douglas Avenue in October. Drivers can expect a lane closure October 12 to 23 and a full road closure October 26 to 27. You can read more details on the developer’s Douglas Parking Center page.
The Main Street Exchange, spearheaded by private developer Mazas Development, is a mixed-use development that will bring restaurants, an events venue, a hotel and shops to Downtown.
Because this private development will have impacts beyond the project site, the City has included it on its newly launched Engage Dunedin page, where you can register to receive updates and provide feedback on this and other City projects.

Public Hearings Scheduled for Proposed FY 2027 Budget and Causeway Ordinance
The City of Dunedin will hold the first public hearing on its proposed Fiscal Year 2027 budget during the September 3 City Commission Meeting at 6 p.m. at Dunedin City Hall.
The proposed budget was presented to the City Commission during its second budget workshop on Tuesday, August 4. Following the workshop, the Commission directed staff to move the proposed budget forward to the required public hearing process. The proposed budget reflects the City's priorities for the coming fiscal year while continuing to provide the services residents rely on.
In addition to the proposed Fiscal Year 2027 budget, the City has prepared a proposed property tax reform contingency budget, which will be reviewed at a special City Commission meeting in September. The contingency plan addresses the potential financial impacts of the property tax amendment that will appear on the November ballot.
Also scheduled for the September 3 City Commission Meeting is the second and final public hearing on the proposed ordinance to prohibit the launching of motorized watercraft from the south side of the Dunedin Causeway.
The public is encouraged to attend the September 3 meeting and provide input on both public hearings, whether in person, through e-Comment on the City website or by emailing the City Commission at CityCommission@Dunedin.gov.
