All License Renewals Open November 1, 2025
The Division of Real Estate license renewal period is November 1 - December 31, 2025. Expired licensees may not conduct any business that requires licensure.
Each license program varies based on state law, Board or Commission regulation, and, in some cases, federal law. Accordingly, reviewing the details of your specific program early will ensure that you are able to timely renew and not find yourself in a last-minute rush to complete any required continuing education or submit documents to the Division. Every licensee should understand that if expired, they may not conduct any business that requires licensure.
If your license is on an inactive status, you must still renew your license if you wish to maintain the inactive status and avoid any applicable reinstatement fees.

Appraiser License Renewal Applications - Due Before December 12, 2025
Colorado Real Estate Appraisers who are renewing this year should be aware of important steps and deadlines that ensure business continuity and avoid any license renewal delays at the Division of Real Estate.
Appraisers know that the Division audits all renewing appraisers for compliance with USPAP continuing education requirements and that renewal may not be completed until compliance with the USPAP requirements is confirmed. Afterwards, it is recommended that all renewing appraisers apply for license renewal as soon as possible and no later than December 12, 2025, to allow sufficient time for processing and to avoid a lapse in licensure.
Renewal applications received after December 12, 2025, and prior to January 31, 2026, may be subject to the following:
- An indication on the ASC’s appraiser license search website that the license has expired.
- An audit of all 28 hours of continuing education completed during the license cycle.
- A late renewal penalty fee.
- Additional fines for any incomplete continuing education.

Follow the steps below to renew your license:
- Answer the renewal questions and proceed through prompts by selecting “Next” until the option “Add to Invoice” appears at the bottom of the screen.
- After selecting the “Add to Invoice” button, the “Payment Review” screen will appear.
- Review your payment for the renewal fee.
- Select “Pay Invoice”.
- You will be directed to the payment portal to enter your payment information.
Once the payment has been successfully submitted, the license will be renewed and reflect the new effective cycle dates within the system.

New Renewal/Reinstatement Process For Mortgage Loan Originators
All renewals and reinstatements for Colorado Mortgage Loan Originators will be submitted to the NMLS only. Due to a recent rule change, the renewal fee for your Colorado license will be collected during your NMLS registration renewal and no further action will be required. Colorado Real Estate Commission Notice of Rulemaking and Stakeholder Engagement
Here in Colorado, rulemaking is governed by the Colorado Administrative Procedure Act, §§ 24-4-101, et seq., C.R.S. (the “APA”). These rules have an impact on the regulated industries and consumers. Therefore, it is important for both licensees and consumers to engage in the rulemaking process.
The Colorado Real Estate Commission has announced a Regular Meeting and Permanent Rulemaking Hearing on December 2, 2025, at 9:00 a.m. Specifically, the purpose of the rules is to effectuate the legislative directive to promulgate the necessary and appropriate rules in conformity with the state statutes of the real estate practice act. The proposed changes include modifications to the following chapters:
• Chapter 1: Definitions • Chapter 2: Licensure Requirements • Chapter 4: Continuing Education Requirements • Chapter 6: Practice Standards
The December 2, 2025 Notice of Proposed Permanent Rulemaking Hearing can be viewed on the Division’s website and sets forth the proposed changes. Registration for this important hearing, which will be held via webinar, is open and the Division recommends that all interested parties register for this important meeting as soon as you can.

Importantly, the Division of Real Estate and the Colorado Real Estate Commission are committed to stakeholder engagement. In support of that goal, the Division of Real Estate has also announced a stakeholder engagement meeting on November 19, 2025, at 1:00 p.m. The purpose of this Stakeholder Meeting is to allow stakeholders an opportunity to provide feedback on the proposed rule revisions as identified above. At this meeting, the Division seeks expertise and feedback to: 1) help identify how these proposed changes might affect consumer outcomes, positive or negative; and 2) identify any additional rule revisions that should be considered.

Real Estate Broker Advisory: Redline Versions of New Forms Are Available
 The Division of Real Estate is pleased to announce that the 2026 Commission-approved contracts and forms have been released for educational purposes.
This year, the Colorado Real Estate Commission approved updates to 21 existing forms and created 2 new forms. All of these changes have a mandatory use date of January 1, 2026. Therefore, these changes are not to be implemented immediately, but rather, are being provided to licensees for review between now and December 31, 2025, so that licensees are aware of the changes in advance of their implementation. Important Updates to Commission Approved Position Statements
At the October 7, 2025, Colorado Real Estate Commission meeting, the Commission approved two important changes to the Real Estate Broker Position Statements that all real estate brokers should know about.
As background, it is important to remember that Commission Position Statements offer important practice-related guidance to real estate practitioners. Commission Position Statements are not law but should be interpreted as non-binding direction on relevant laws and regulations, including but not limited to the Real Estate Broker Practice Act, sections 12-10-201, C.R.S. et seq. and the Colorado Real Estate Commission Rules, 4 CCR 725-1. On October 7, the Commission approved two changes to its Position Statements:

Commission Position 22: This position statement was amended. Since June 2022, when many of the Commission’s position statements were revised, updated, and reorganized, Commission Position 22 has pertained to Conflicts of Interest. This topic is an issue that Division investigators regularly encounter issues with during investigations, and therefore, understanding this topic is of paramount importance for licensees. Commission Position 22 helps licensees understand what a conflict of interest is and explains that licensees have an obligation to disclose conflicts of interest when they are present.

Commission Position 31: This is an entirely new position statement, and therefore, every licensee should take the time to review it. Commission Position 31 pertains to the management of confidential client information by an employing broker. Competency to practice real estate is essential for every licensee. Nevertheless, many licensees, whether experienced or new to the industry, require the opportunity to consult with a colleague, supervising broker, employing broker, or other professional resource. Commission Position 31 was prepared and adopted by the Commission to provide important guidance to employing brokers for situations where confidential client information is to be shared by a Designated Broker. A Designated Broker is the Broker with whom the Client engages for the performance of licensed brokerage duties, and with whom the Client establishes a Brokerage Relationship.

Real Estate Broker Advisory: Colorado Releases 2025 Sunset Report for the Division of Real Estate
On October 15, 2025, the Colorado Office of Policy, Research and Regulatory Reform (“COPRRR”), a part of the Colorado Department of Regulatory Agencies (“DORA”), released the 2025 sunset reports.
COPRRR conducts Sunrise Reviews of proposals to create new professional and occupational regulatory programs and Sunset Reviews of existing government programs to ensure they are necessary, fair, effective and efficient.
COPRRR recently conducted a rigorous review of real estate brokers and subdivision developers, administered by the Division of Real Estate (“DRE”) and the Colorado Real Estate Commission (“CREC”). Throughout 2025, COPRRR completed a comprehensive review of the programs referenced above and sought input from interested parties and stakeholders. The Sunset Report is located in COPRRR’s Archive of Reviews.
