Homeowner associations can be a great mechanism for reducing individual owner responsibilities, elevating neighborhood appearances, providing amenities, and increasing property values. The Colorado Common Interest Ownership Act (“CCIOA”) also provides associations with the authority to file a lien and possibly foreclose on a unit owner’s property.
