New Commission Approved Real Estate Forms Effective January 1, 2023
On January 1, 2023, several form changes and one new form will be effective for use in Colorado. It is important that all real estate licensees familiarize themselves with the new forms and implement them in their practice. Even for those properties that have been listed in 2022, new forms like the Seller's Property Disclosure must be used on any property that goes under contract on January 1, 2023 or afterwards.
Appraisers: Uniform Standards of Professional Appraisal Practice
In addition to license renewals, Appraisers in the State of Colorado must also comply with the Uniform Standards of Professional Appraisal Practice ("USPAP"). The Division is conducting an audit through December 31, 2022. It is recommended that Appraisers submit their USPAP certificates by December 16 to ensure adequate processing time.
BOREA Rule Review
The Division, on behalf of the Colorado Board of Real Estate Appraisers ("BOREA"), continues to conduct a review of the administrative rules for real estate appraisers and appraisal management companies. As part of the rule review process, the Division seeks participation and input from stakeholders regarding the rules. The review will assess the continuing need for, the appropriateness, and the cost-effectiveness of the regulations. This assessment will also determine if the rules should be continued in their current form, modified, or repealed. The Division is accepting comments through December 31, 2022.
