CU South and Boulder land use requests to be topics of Sept. 26 open house

Boulder County and the City of Boulder and will host an open house on Monday, Sept. 26, for community members interested in the ongoing analysis of the University of Colorado Boulder “CU South” property as part of the Boulder Valley Comprehensive Plan (BVCP) update. The open house is from 5 to 7 p.m. at St. Paul’s Methodist Church, 4215 Grinnell Ave., Boulder (map & directions).


CU South is a 316-acre parcel owned by CU Boulder that is immediately south of the RTD Table Mesa Park-n-Ride in unincorporated Boulder County. The city and consultants have been working on an ecological study and a transportation access analysis to become part of an overall development and conservation suitability analysis for the site. Early draft reports were posted online last week and presented to the Open Space Board of Trustees and Planning Board. Additional analysis is underway.


The open house is an early step in what will be a thorough engagement and evaluation process that will involve several advisory boards, elected officials in Boulder and Boulder County, stakeholder groups and community members.


CU Boulder has no immediate plans to develop the property, but it is interested in future annexation by the City of Boulder. Athletic fields are among the possible land uses the university is considering for the near future. The current studies help identify what parts of the land could be suitable for development or conservation and will help inform a change to the BVCP land use designation and future annexation agreement(s) between the city and CU Boulder. Staff from city utilities will also be present to discuss the South Boulder Creek Flood Mitigation project. Implementation of a flood mitigation plan would require the use a portion of the CU Boulder property.


The event also is a chance to discuss the draft staff recommendations for the four public requests to change the land use designations for 2130 and 6287 Arapahoe Ave.; 385 S. Broadway; 0, 693 and 695 S. Broadway; and 3485 Stanford Court. The Sept. 26 open house is one of several community engagement activities this fall. In October, there will be three “future choices forums” held around the city to discuss land use scenarios and key policies for the plan update. More details about those events will be posted online. A statistically valid survey also will be conducted, with invitations to participate going out to 6,000 randomly selected households in Boulder and the part of Boulder County within the planning area.
