Raising Opportunities for Economic Growth

On January 16, 2024 city staff proposed a change to the zoning code to encourage the development of more mixed-use projects in the City. The proposed changes would increase the allowable building heights in R3 residential zones from 45 feet to 55 feet, approximately 4 stories. Similarly, in some commercial and mixed-use zones, the height would rise from 45 feet to 75 feet, approximately 6 stories.
The amended heights, encourage private investment that will benefit Manteca's economy. This investment attracts more prominent restaurants, shops, businesses, and attractions to the City, creating a win-win for both citizens and our local economy. If approved by the City Council, the new zoning would begin March 6, 2024.
