The Parks and Trails Master Plan Team have been holding a series of Public Workshops at locations throughout the County to learn more about the needs and priorities of the community. The format is similar for all of them, so plan to attend one or more workshops based on your location and at your convenience.

 Cool Station Design Review DR22-0007

DR22-0007 site improvement plan

Our office has been receiving inquiries regarding a proposed project on the corner of Highways 49 and 193 in Cool.

This project proposes the following 2-Phase development: Phase- I: A 4500 sf convenience store; a 2500 sf drive-thru restaurant; a 1250 sf visitor information center; a 1500 sf QSR or retail space; and eight–pump 12-dispenser auto fuel island. Phase-II: An automatic carwash.

The property is located at the northeastern corner of Highway 49 and Georgetown Road in Cool, California. The development will occur on a 3.83 ac lot APN - 071-080-007. All current structures will be demolished. The project site will encounter a development of approx. 9,860 SF building with food and refreshments retail, drive thru and a gas station. There is no sewer line access at the property so septic system will need to be installed. Entire property should be fully fenced/walled off along west, south and north property line. Two property access consisting of two-lane driveways should be located at south and north west portion of the property line facing Georgetown Road and Highway 49 respectively, providing both ingress and egress to the entire site.
