La Puerta Site Plan & Architectural Design - APC Review
On July 9, 2025, Trumark Homes informed Community Development staff that the entitled La Puerta Specific Plan property had been sold to Taylor Morrison Homes. The Specific Plan, approved by the City Council on November 12, 2024, establishes a framework for residential development of the 9.58-acre site. Taylor Morrison Homes independently pursued the acquisition, and the sale was not initiated by Trumark. Taylor Morrison plans to move forward with the project under the same plans and conditions of approval previously granted to Trumark Homes.
The final step before construction can begin is site plan and architectural design review, which is scheduled to be considered by the Architectural and Preservation Commission at its next regular meeting on July 23, 2025 at 7pm. The meeting agenda will be posted on the City website on July 17.

Scripps College is proposing an adaptive reuse and façade upgrade of the existing two-story CGU Art building at 251 E. 10th Street to repurpose it for the Psychology Department. Scripps College is also proposing to construct a new three-story building for its Dance Department to the rear of the existing building. The two buildings have been designed to appear cohesively as one building with the total square footage of 67,001. The project site is located along the west side of North Columbia Avenue, between 10th and 11th Streets, next to the Garrison Theatre. The Architectural and Preservation Committee will review the design plans on July 23 at 7pm. The meeting agenda will be posted on the City website on July 17.
