 MAYOR AND COUNCIL ADOPT COMMUNITY CORRIDORS TOOL CODE AMENDMENT
On Tuesday, March 18, 2025, City of Tucson’s Mayor and Council held a public hearing to consider an amendment to the Unified Development Code (UDC), establishing the Community Corridors Tool (CCT) and updating regulations for Electric Vehicle Supply Equipment. Following deliberation, the amendment was unanimously adopted, with an effective date of April 17, 2025.
The CCT is designed to facilitate the redevelopment of underutilized properties along Tucson’s commercial corridors, increasing housing supply and supporting economic revitalization. By repurposing vacant lots, empty strip malls, and oversized parking areas along major streets, the tool encourages the creation of dynamic, mixed-use spaces that enhance affordability and promote vibrant, walkable communities.
As part of the adoption, the Mayor and Council required that surrounding property owners within 400 feet, all neighborhood associations within a mile, and residing ward office be notified prior to the submittal of an application to utilize the CCT. Additionally, the Planning and Development Services Department will conduct a two-year review to assess the implementation and effectiveness of the tool.
This decision follows a two-year public process initiated by Mayor and Council to develop and refine the CCT through extensive stakeholder engagement, community input, and technical analysis. The amendment reflects a citywide effort to align growth and redevelopment with Tucson’s broader housing and economic development goals.
