Tucson is growing and currently faces a shortage of over 8,000 homes. Projections show that 35,000 more will be needed by 2035 according to a recent City of Tucson Housing Needs Assessment Study. Under the leadership of the Mayor and Council, and shaped by years of community input, the City introduced the Community Corridors Tool (CCT). The CCT is a zoning update designed to transform underutilized spaces along major streets into vibrant, livable communities.

The Planning Commission will host a public hearing on the Community Corridors Tool on Wednesday, February 26, 2025, at 6 p.m. Join online via Zoom or attend in person at Mayor & Council Chambers (255 W. Alameda St.) to share your thoughts. Meeting materials will be posted a week before the hearing.
Current zoning rules favor car-centric developments over housing and mixed-use communities. The Community Corridors Tool would streamline housing approvals and promote sustainable, transit-oriented growth.
The CCT builds on previous planning efforts including Plan Tucson, Tucson Climate Action and Adaptation Plan, and Move Tucson. The proposed tool would shift zoning regulations to prioritize housing, walkability, and transit access. Learn more at corridors.tucsonaz.gov.
