Dallas City Council Approves TIF Incentive and Development Agreement on South Lancaster Road

Building B Rendering

On February 28, 2024, the Dallas City Council gave the green light on a Tax Increment Financing (TIF) development agreement with UCR Development Services LLC for a new community retail redevelopment in the Lancaster Road Corridor. The roughly 1.5 acre site located at the corner of South Lancaster Road and Corning Avenue was formerly occupied by the Lancaster-Kiest Branch Library. OED will execute and administer a development agreement, including an incentive up to $1,778,000 from the TOD TIF District, to support the project as gap financing. The project entails the construction of site improvements and three buildings, totaling approximately 11,640 square-feet, which are designed to offer high-quality, contemporary spaces suitable for retail, restaurant, and financial services tenants. Once completed, the $5.6 million project will breathe new life into a currently vacant lot, adding taxable value to the area.
