This is a reminder to assessors that the annual Abstract of Assessment Report (abstract) to the Division of Property Taxation (Division) is due August 25, 2026 with a lock out date of August 31. The program is available on our website under County Portal Login. Questions regarding the abstract can be directed to dola_dpt_abstract@state.co.us.
For those counties that elected to use the alternate protest and appeals procedure, please notify Wendy Henandez at wendy.hernandez@state.co.us.
The Abstract of Assessment Report can be filed electronically this year at dola_dpt_abstract@state.co.us, the report still requires assessor and CBOE chairperson signatures.
Applications for Exemption
Members of our Exemptions Section will soon be taking field trips to outlying counties to inspect properties for which applications for property tax exemption have been submitted. As we do not visit some of these areas very often, we would like to do as many inspections as possible on each trip.
With that in mind, if you have any exemption applications to pass along, please do it soon so we can maximize the efficiency of our upcoming trips, especially before the weather becomes more active.

Senior and Veteran Property Tax Exemption and Senior Primary Residence Classification Programs Reporting Deadlines 2026
Please read this memo in its entirety as it contains important information about upcoming deadlines and policies concerning reimbursement for the senior and veteran property tax programs.
The deadline for counties to upload their exemption files to the Division of Property Taxation's "County Portal" is September 10, 2026. This is a statutorily determined deadline and counties must upload completed files that are free of fatal formatting by the end of the day on 9/10/26. Files that are late, incomplete, or that contain fatal data errors cannot be accepted by the Division and are not considered as the county meeting their statutory obligations for the program.
Please keep in mind that the Division cannot grant extensions for this program. Late or incorrectly formatted files can result in partial or complete loss of reimbursement funding to counties.
Additionally, please be aware that any files found with errors or incomplete information will be rejected and sent back to county offices for corrections.
The County Portal will be open and ready for files starting the morning of Monday August 24, 2026. It is important that counties file in advance of the September deadline to provide ample time to contact their CAMA vendor or internal IT staff to fix any errors. Although the Division can assist counties with questions about error reports, all fixes and changes to data files must be made by the county and their vendors.

The portal requires an account for the individual uploading the files. Login credentials are per user and not per office. If you do not currently have a login, you will need to follow the instructions on the page and create a new account. If you have an existing account, please do not request a new account.

Reporting of Qualified Local Share of Property Tax Revenue for Schools
As a reminder, the Qualified Local Share of Property Tax Revenue for School reporting is due on August 25th, 2026.
This required reporting was added to statute in 2024 and is due every August 25th.
Please fill out a report for each school district in your county. If a school district goes across county lines, you are only responsible for the values inside your county.

Certification of Values to Taxing Entities:
The Certification of Values Report must be sent to taxing entities by August 25, 2026. In those counties where CBOE appeal hearings have been extended beyond the statutory timeframe, we recommend that you inform the entities that the August 25 certifications do not include CBOE adjustments and the final values, reflective of county board adjustments, will be recertified on December 1, 2026. (The statutory deadline for recertification of values is December 10; however, the Division recommends recertifying by December 1 to allow entities more time to submit their levies to the county board of commissioners by December 15.)

End of Application Period for Senior and Veteran Property Tax Exemption and Senior Primary Residence Classification Programs
This is a reminder that the application periods for the senior and veteran property tax exemption programs and the senior primary residence classification program have all ended. Counties should no longer accept hand delivered applications. Applications that are received by mail must be postmarked by the following dates. Property Assessed Valuations due to the Colorado Department of Education (CDE) by August 25
Per CRS 39-5-128(1), August 25 is the deadline for county assessors to certify to CDE and the school district the total preliminary property assessed valuation and the actual value of all taxable property, abatements, and taxes collected on omitted property located within the district. CDE's School Finance Unit relies on this information to complete preliminary true-up calculations for the FY2026-27 Total Program Funding Formula.
To meet the statutory requirements and ensure your Certification of Valuation is received on time to CDE, please email all certifications to schoolfinance@cde.state.co.us no later than end of day on August 25, 2026. CDE's School Finance Unit nolonger accepts certifications via physical mail or fax.

Valuation Bias & Fair Housing Classes Now Available
The wait is finally over! The Division is now offering several opportunities to attend the Valuation Bias & Fair Housing class in the fall.
On our website you will find two options:
- APR 123: Valuation Bias & Fair Housing – 7 hours of CE
- APR 124: Valuation Bias & Fair Housing – 8 hours of QE.
In September we will be offering only the 7hr continuing education option for anyone whose license is expiring at the end of 2026 and does not need qualifying education credit. We request that only appraisers with a license that expires at the end of 2026 sign up for these courses. Beginning in October we will be offering a combination of the 7hr CE class and the 8hr QE class. Both classes will be instructed simultaneously with those needing the 8hr QE credit sitting for a one-hour exam at the end. Please visit our website for dates and times.
