SBA 504 Processing Reminders and Note:

Cash flow analysis:   Please include the Project Debt Service (for both SBA and Third Party Lender) in the historical spreads portion of the Repayment Ability analysis in the Lender Credit Memorandum.  This is required to clearly demonstrate that the business can adequately cover the requested debenture and will also help speed up the credit review process, resulting in timely loan decisions.

Credit Elsewhere:  When justifying that some or all of the loan is not available from any of the non-Government sources, please address the liquidity of principals with 20% or more of ownership separately from the lender’s reasons (why the Applicant does not meet the Third Party Lender’s conventional loan policy requirements).

Existing SBA loans:  Besides addressing the performance of the existing SBA loans, comments on any technical default concerns such as reasonable OC-to-EPC rent amount and occupancy requirements are also needed.
