Planning Committee decides application for 100 per cent affordable housing

A planning application for the demolition of existing building and construction of a part three, part four and part five storey building accommodating 90 Pocket homes (100 per cent affordable), together with associated private and communal amenity space, waste and cycle storage and two off-street accessible car parkingspaces, was considered by Waltham Forest Council’s Planning Committee on Tuesday 5 May 2020.

The scheme will include air source heat pumps to provide heating and hot water, solar panels, low energy lighting throughout the scheme and planted roof terraces.

All of the proposed 90 new homes would be for sale as intermediate affordable homes. All of the Pocket Living homes would be one-bed, one-person flats that would be sold at 20 per cent below open market value.

In order to qualify for a Pocket Home, buyers have to satisfy three essential criteria:

  1. Live or work in the Borough
  2. Be first time buyers
  3. Earn below the Mayor’s income threshold

The homes remain affordable in perpetuity.

The committee decided that, subject to an additional planning requirement relating to wheelchair accessible housing, and the completion of a legal agreement, planning permission should be granted.

The developer hopes to start work on site in autumn 2020 and complete in summer 2022.
