Housing needs surveys

Avenue Road Estate

Earlier this year we carried out a Housing Needs Survey so we know about your current housing needs and what you think of your home and the estate.

The information provided has now been analysed and the key findings from the report was shared at the last Residents Meeting, held on Thursday 21 November 2019.

We are still working on the detail of the Housing Needs Assessment Report that will be published during Spring 2020.

Structural Inspection and Surveys

Building Surveyor

We are carrying out a number of surveys to empty properties which will involve some noisy drilling and we will be making arrangements for residents who are home during the day and do not want to stay in their flats when the work is going on.

Surveys at Rosewood Court are currently taking place and work at Gean Court will take place in January 2020 with the other two blocks of flats being surveyed in spring 2020.

Results of these surveys should be available by June 2020.

The Council has successfully appointed the project team for the Avenue Road estate.

Representatives from the two firms attended the Residents’ Group meeting on Thursday 21 November 2019 at the Nexus Centre to introduce themselves and meet residents.

Newman Francis has been appointed by the Council as Resident Advisors, they have a lot of experience working with diverse communities and supporting residents.

They will work with residents and stakeholders to find out your views about what any future changes and improvements could mean to you and your family.

HTA is a firm of experienced architects who will work with residents and the Council on the possible design options for Avenue Road estate.

They will work closely with Newman Francis and residents to share what good design is, they will also work closely with Carter Jonas consultants on the investment need for the estate.

If you would like to represent residents on the Avenue Road Estate Improvement Project Group, working with the Council and the Project Team on the improvement options for your estate, please contact Dianne Obichere, Waltham Forest Council’s Avenue Road Regeneration Officer on 07741 147538.

These are exciting times ahead for all residents and it would be nice if you could be part of this group.

What happens when?

December 2019

Consultants begin engagement work with residents including workshops, estate walkabouts and one-to-one meetings.

April 2020

Report to Cabinet on the options available for Avenue Road estate including resident feedback.

September to October 2020

If a decision is to redevelop the whole estate a residents' ballot will be held to approve the decision.

Help plan the future with the Residents' Action Group

Welcome to Avenue Road Estate sign

Council officers regularly attend the Residents’ Action Group meetings to keep people up to date on what is happening.

The meetings are open to all residents and are held at the Nexus Centre, 3 Snowberry Close, Leytonstone, E15 2AH from 6.30 - 8pm, to make it easier for as many residents to attend as possible.

There are four new noticeboards outside the blocks that the group will be using to display information.
