New technology means 57 per cent carbon emissions drop at Church Road housing scheme

256 Church Road, Leytonstone

The new housing scheme at 256 Church Road, Lea Bridge, is making a major contribution to combating the climate emergency in Waltham Forest.

Galliard Homes Limited, which is developing the scheme, is taking part in the Building 2050 programme which sees five sites across the country piloting new technology to reduce carbon emissions.

The Church Road development is the first to use a large scale communal Air Source Heat Pump feeding an ambient temperature heat network and individual heat pumps, together with solar photovoltaic panels to provide a predicted 57 per cent reduction in carbon emissions on site.

This produces heating and hot water in a low carbon way, while staying within the limited electrical power available for the site. However, the real beneficiary will be the end user, with very low energy bills and increased thermal comfort.

Working locally

The Council always asks developers to employ local people when possible and for the 256 Church Road development the target was for 20 per cent of the work force live locally.

On Monday 8 November 2019 a snap shot of people working on the scheme took place and 27.2 per cent of them lived locally meaning 34 residents had got work on this scheme meaning their carbon footprint for travel was low.

Lea Bridge Gateway Masterplan logo

The Council and the Greater London Authority (GLA) are preparing a masterplan to improve Argall Way, Lammas Road, Orient Way and Rigg Approach industrial areas.

The masterplan aims to:

  • Improve existing employment space whilst providing a wider range of space for businesses
  • Improve accessibility and servicing for the businesses in these area
  • Test whether the area could be intensified to deliver at least the same amount or greater levels of industrial space, but with potential new homes (where appropriate) and community facilities.

The masterplan will focus on existing businesses, with opportunities to contribute to the emerging plan.

A timeline will soon be published on our website.
