Looking to the future for residents

Mulberry Court Avenue Road estate

The Avenue Road estate was built in the early 1960s.

The Council is looking at various ways to improve the estate.  This includes looking at a number of options to redevelop and regenerate the estate. 

We are committed to working with residents as we develop ideas about this exciting opportunity.

Avenue Road Estate

On Thursday 11 July it was agreed at Cabinet that officers could start working on plans to develop possible options to improve your estate, including permission to:

  • Appoint a team to develop possible options to improve the estate.  Discussions with residents will take place about the proposals.
  • Give residents Priority Decant Status.  Residents decanted will be entitled to Statutory Home Loss and Disturbance payments
  • Appoint an Independent Tenants and Leaseholder Advisor to support residents so they can contribute more effectively to the future plans for the estate.
  • Start discussions with leaseholders and freeholders on the estate to give us the opportunity to discuss the options available to them.
  • Start Early Discussions with developers to give us the opportunity to apply their expertise to develop future proposals for the estate.

Working with residents

Each month the Avenue Road Residents' Action Group meets with Council officers who keep them up to date with what is happening.

During the autumn the results of the Housing Needs Survey will be analysed and following that we will bring together a group of residents to work with us to develop the preferred option(s) in more detail.

If, following the Options Appraisal Review, redevelopment of the estate is the preferred option there will be a residents' ballot before it can be progressed.

We are carrying out a Housing Needs Survey so we know about your current housing needs and what you think of your home and the estate. The findings from this survey will help to inform the Council about where to make future improvements or possible ways to redevelop and regenerate the estate.

Officers will be available to help you complete the survey form on Wednesday 21 August 2019, the day of the Avenue Road Estate Day when residents will be able to take part in the survey up until 7pm.

We will be carrying out a number of surveys to empty properties which will involve some noisy drilling and we will be making arrangements for residents who are home during the day and do not want to stay in their flats when the work is going on.

Throwing things from flats

Throwing items out of your window could seriously injure someone, attract vermin and possibly lead to the loss of your home.

In the terms and conditions of your tenancy throwing any items, or allowing anyone else to throw items, from your home or other areas you share with your neighbours is regarded as anti-social behaviour and a serious tenancy breach.

Please ensure you dispose of all household rubbish and recyclable waste in a safe and appropriate manner.

Household rubbish must be placed in a dustbin, refuse chute and any other designated area we have provided. No item of rubbish may be thrown out of the windows of your home.

Electric Cookers to replace Gas Cookers

We have been working with the gas supplier, Cadent, to remove the gas supply to those flats that still have a supply. 

Cadent will be dis-connecting the gas supply to every block starting in September.

Anyone using a gas cooker is entitled to assistance with buying an electric cooker, which the Council will install, so long as they provide proof that they are the bill payer.

If you are currently using a gas cooker and have not returned the consent form, or not provided proof of being the bill payer, please contact the Council’s Programme Manager, Martin Grady, on 07918 770 690.

Cadent will be informing you separately of arrangements for dis-connecting the pipework.  If you currently have a gas supply Cadent will require access to your property and their engineers will be carrying identification. 

Remember; never let anyone into your property who does not show appropriate identification.

Please think before you park

No parking sign

Please think carefully before you park making sure you leave enough room for people to get to and from the flats, particularly if they are in a wheelchair or have a pushchair.

Recently there have been a number of incidents where inconsiderate parking has blocked access and we will be taking appropriate action if this keeps happening.

Parking sensibly helps other residents get around the estate and minimises the risk of your own vehicle being damaged by someone trying to squeeze past with a buggy or wheelchair.

Avenue Road Estate Fun Day 2018

On Wednesday 21 August 2019, 3 - 7pm, is the Avenue Road Estate Day which will involve lots of fun for local families, including bouncy castle, activities for children and families, free BBQ and the chance to talk to officers from housing services about issues relating to your home.

 

Help plan the future with the Residents' Action Group

Council officers regularly attend the Residents’ Action Group meetings to keep people up to date on what is happening. The meetings are open to all residents and are held at the Nexus Centre, 3 Snowberry Close, Leytonstone, E15 2AH from 6.30 - 8pm, to make it easier for as many residents to attend as possible.

There are four new noticeboards outside the blocks that the group will be using to display information.
