 We continue to act on feedback from residents through surveys, community events and conversations in local neighbourhoods.
Here are some recent changes made as a result of your feedback:
🔵 You said: “The area near the railway bridge between Southdown Road and Bowling Close had become overgrown and littered.”
🟡 We did: We worked with Network Rail to clear the area, making the route cleaner and more welcoming.
🔵 You said: “An unsecured manhole at Cotlandswick was causing safety concerns.”
🟡 We did: We reported the issue and arranged for the manhole to be repaired and made safe.
🔵 You said: “Litter and fly-tipping were affecting the appearance of the Cotlandswick estate.”
🟡 We did: We organised a community litter pick and arranged for reported fly-tipping to be removed.
🔵 You said: “We want more opportunities to speak to Council officers in our local neighbourhoods.”
🟡 We did: We held community events in London Colney, Harpenden and Batchwood, where residents could speak directly to officers and raise local concerns.
🔵 You said: “We want clearer information about the standards we should expect from the housing service.”
🟡 We did: The Tenant and Leaseholder Forum reviewed our service standards, and we used residents’ feedback to make them clearer and more meaningful.
 We are inviting tenants to take part in a Tenant Satisfaction Workshop on:
Tuesday 11 August 2026 6pm–8pm Council Chamber, Council Offices, St Peter’s Street, St Albans, AL1 3JE
The workshop will give tenants an opportunity to look at our latest Tenant Satisfaction Measures results, discuss what they tell us about tenants’ experiences and agree the three main priorities the Council should focus on improving.
The session will be informal and led by the Resident Engagement Team. You do not need any previous experience or specialist knowledge — we simply want to hear your views and experiences as a tenant.
Everyone who attends the full workshop will receive a £25 shopping voucher as a thank you for their time and contribution. Refreshments will also be provided.

Join us and help decide where the housing service should focus its improvement work.
 A three-month closure order has been secured against a Council-owned flat in St Albans following reports of drug-related activity and anti-social behaviour.
The order prevents anyone from entering the property without permission from the relevant authorities. Anyone who breaches it could face prosecution for a criminal offence.
The Council’s Anti-Social Behaviour Team, supported by Hertfordshire Constabulary, successfully applied to St Albans Magistrates’ Court after receiving complaints from neighbours. Evidence included resident impact statements and Ring doorbell footage.
Councillor Sarwar Shamsher, Lead for Community Safety, said:
“Residents wanted action to be taken, and the Council, working closely with Hertfordshire Constabulary, has responded with firm and proportionate action.
“Securing this closure order demonstrates our commitment to protecting residents and tackling drug-related activity and anti-social behaviour in our neighbourhoods.”

We take reports of ASB seriously and are committed to helping residents feel safe in their homes and communities.
ASB can include noise nuisance, harassment, vandalism, drug-related activity and hate incidents. Please report concerns as early as possible so that we can offer advice, agree the next steps and take appropriate action.
We aim to respond to most reports within three working days, with faster action taken in serious or high-risk cases.

When a £20 voucher may apply
If Morgan Sindall Property Services does not attend a confirmed appointment and has not given at least 24 hours’ notice, the circumstances can be reviewed.
Where the appointment is confirmed as having been missed by Morgan Sindall Property Services, they may issue a £20 missed appointment voucher.
Requesting a review
If you believe your appointment was missed without the required notice, please contact either the Council or Morgan Sindall Property Services.
They will review the circumstances and confirm whether the appointment meets the criteria for a missed appointment voucher.
Appropriate notice means at least 24 hours before the appointment.
