The Act which aims to improve rights for renters received Royal Assent on 27 October 2025. The legislation will abolish section 21 'no fault' evictions in the County Court. It looks to empower renters to challenge poor practices without the fear of being evicted and extends the Decent Homes Standards to the private rental market.
It will also enable tenants to challenge rent increases by appealing to the Residential Property Tribunal (RPT) where they believe that an increase is not in balance with local rental markets.
We are working with the judiciary, Ministry of Justice and the Ministry of Housing, Communities and Local Government to prepare for the provisions of the Act to be implemented.
We we will share further updates on confirmed dates and practical guidance when they are available.

The session will include:
- entitlement to a grant
- what documents should be lodged and document types
- what is required to establish validity of a Will when executed outside of England and Wales
- common errors and how to avoid them

We will be running our next probate service quarterly information session on Tuesday 9 December 2025, from 12pm to 1pm.
The session will be virtual and include a general update from the team before attendees have the opportunity to share information and ask questions. The registrar team will also be in attendance to provide feedback on complex cases.
