City of North Las Vegas seeking qualified bidders to develop a medical campus within the Job Creation Zone

North Las Vegas – The City of North Las Vegas is looking for a master developer to bring the concept of a full-service medical campus to life!
Recently, the City Council approved a resolution opening the bidding process on 135.36 acres of land within the Job Creation Zone, located on the southwest corner of Clark County 215 and N. Pecos Road, directly west of the North Las Vegas VA Hospital.
The City is seeking a single developer who can bring an anchor hospital and associated businesses to the site, which could include professional offices, restaurants, hotels, walking trails, biking and other recreational opportunities. The property is zoned C-2 (General Commercial District), allowing a wide variety of business types and uses (chart). Currently, two housing developments with more than 1,600 homes are being built directly adjacent to the property and another 700 are approved or under construction within a mile of the site.
Infrastructure is in place and can be easily connected to the property, including communication lines, electricity, gas, sewer, storm drainage and water mains.
Offers to purchase the property must be at no less than fair market value, which is $36.85 million ($6.25/square foot). A ten percent earnest money deposit is also due upon submission of the bid.
Bids must be submitted in-person to the City Clerk's office, 2250 Las Vegas Boulevard North, Suite 800, during regular business hours (Monday-Thursday, 8 a.m.-5:45 p.m.). until 4 p.m. on June 16. All written offers must be in writing, sealed and accompanied by (1) a duly signed Offer to Purchase letter, (2) Conceptual Development Plan, (3) Statement of Qualifications; and (4) the required deposit (if wire transfer is utilized, confirmation of the transfer must be submitted).
