2025 Wildfire Recovery and Redevelopment

In May 2025, historic wildfires swept across regions in St. Louis County, affecting thousands of acres and causing significant property damage to numerous homeowners.

Once the fires were contained, St. Louis County Assessors began visiting affected sites to evaluate the damage and loss in value for properties impacted by the wildfires. Initial reports estimate that over 150 structures have either been lost or damaged, including 20 to 30 residential dwellings.

As property owners return to their properties and assess the next steps following the wildfire damage, many are exploring their redevelopment options. The Planning and Zoning Department is already receiving inquiries regarding cleanup, rebuilding, and the necessary permits.

To support property owners during the rebuilding process, the County Board has approved the waiver of land use and septic permit fees for those affected. This includes reimbursement for any permit fees paid to date. The waiver applies to permits for replacing lost structures and addressing failing septic systems, and the permits will be valid for two years. Homeowners only need to apply within 180 days, or by no later than January 4, 2026, to have their fees waived.

Our office has started receiving questions from the public about the necessary steps for redevelopment to restore properties to their original condition. We recognize that the redevelopment process can differ for each affected property owner and may feel overwhelming.
