Congratulations 2024 Top Producing Loan Officers!
Minnesota Housing is pleased to name the 2024 Top Producing Loan Officers for Single Family homeownership loan programs. Last year, our participating lenders provided more than 5,100 home mortgage loans totaling nearly $1.2 billion statewide, which helped us continue to reach our Go Big goal of 40% of first-time homebuyer mortgages going to Black homeowners, Indigenous homeowners, and homeowners of color.
We would also like to acknowledge our participating lenders for their work offering the Minnesota Housing First-Generation Homebuyer loan program so successfully throughout the state. With their partnership, we were able to provide homeownership opportunities to many borrowers who thought owning a home was out of reach. The 125 loan officers we recognize are a substantial part of that achievement.
Top Producers are identified on the Minnesota Housing Lender Directory and receive a marketing kit, which includes an electronic logo and other items to use throughout their recognition period.

 The Minnesota Housing Top Producing Loan Officer Program recognizes individual loan officers based solely on the number of Minnesota Housing first-time homebuyer loans produced in one of the designated regions for the program on an annual basis. Designations are not intended as a formal referral or preference for individual loan officers and no financial or other measurable benefit is intended to be granted to loan officers on a preferential basis.
Start Up Program Eligibility Income Worksheet Update
We made updates to provide further clarification and guidance on the Start Up Eligibility Income Worksheet.
- Added guidance on a gig job definition and how to calculate
- Added a fourth column (Person D) for ease of reviewing income eligibility of all required individuals
- Clarified custodial income for a minor, such as social security benefits. This income needs to be included unless someone other than the borrower(s) are named custodians.
- Minor formatting edits
Minnesota Housing Closed for Juneteenth
Minnesota Housing will be closed on Thursday, June 19 in observance of Juneteenth. Lenders will be unable to lock new loans from 5 p.m. on Wednesday, June 18 to 10 a.m. on Friday, June 20.
When does the 28% Minimum Housing Ratio apply?
The minimum 28% housing ratio is required and needs to be calculated for a Start Up loan when using the Deferred Payment Loan or Deferred Payment Loan Plus (DPL Plus) downpayment and closing cost loans.
If the Start Up loan has a Monthly Payment Loan added, is there a 28% and above housing ratio requirement? No, this only applies when using the Deferred Payment Loan/DPL Plus Programs.
Does the Monthly Payment Loan with Step Up have to follow the 28% and above housing ratio? No, only Start Up with a Deferred Payment Loan/DPL Plus.
If there is a non-occupant co-signer on the loan, how is the 28% minimum housing ratio calculated? The non-occupant co-signers income is not included in income or assets for the Start Up eligibility calculation or the Deferred Payment Loan or DPL+ 28% housing ratio. Only use the borrower(s) loan qualifying income in this calculation.
- Enter the borrower(s)' housing ratio into the loan record in the Minnesota Housing commitment system.

The Monthly Update & Hot Topics Call is open for everyone to attend. During these calls we review recent Minnesota Housing updates and important information to help you originate and process our loans. Lenders are welcome to submit questions or topics to discuss on the call. This is a great venue to have more in-depth discussion on advance topics.
