Meet Ganee Natschke

Ganee

Ganee (Juh-knee) started her career in housing as a file room clerk at IHA. She was promoted to Housing Specialist 18 months later. After another 18 months she was promoted to Compliance Specialist. In April of 2018, she became IHCDA’s Compliance Auditor for the SW Region. 

She is the mother of three amazing young men (21, 16 & 15) and one incredible, intelligent teenage girl (13).  She also has two fur baby girls, a nearly seven year old Pitbull and two year old American Bulldog/Pitbull mix. She loves to read and she dabbles a little in writing.  She also loves to cook and bake. She experiments a lot in the kitchen.  She is a HUGE Chicago Bears fan and she has been watching General Hospital faithfully since 1995. She likes inspirational quotes, creating excel spreadsheets for just about everything, DIY projects, Pinterest and vegetable gardening.

Desktop and Onsite Audit Season Reminders

Desktop and Onsite Audit season has begun. The following is a list of documents which are needed to perform the audit. In addition, the 2019 tenant events should be up to date in the IHCDA online system.

  • Blank copy of lease and all lease addenda;
  • Copy of tenant selection criteria;
  • Blank copy of tenant application and tenant income questionnaire;
  • Copy of all utility allowances used for the past three (3) years and for the present year;
  • If services were agreed upon in Final Application, proof that services are being offered to tenants;
  • If special needs set-asides were agreed upon in Final Application, proof that an active referral agreement exists between the property and a qualified organization that serves that special needs population, per Part 5.2K of the Compliance Manual.

2019 Income Limits

HUD published the Multifamily Tax Subsidy Income Limits for the Rental Housing Tax Credit Program on April 24, 2019. IHCDA will publish the limits for all set-asides in the form of a RED Notice.   The new income and rent limits should be implemented within 45 days of HUD’s published date. During the 45 day implementation period, the owner may rely on either set of limits (previous or new) for all purposes including the election of gross rent floor and hold harmless limits. Please see Page 21, Part 4.1, of the RHTC Compliance Manual for further guidance.

Training opportunities for the HOME Investment Partnership Program this year is forthcoming.  

  • RHTC Property Management Basics: June 18-19, 2019, August 6-7 2019, and August 27-28, 2019.
  • RHTC Property Management Advanced: June 20, 2019, July 24, 2019, and August 22, 2019.
  • Fair Housing and Reasonable Accommodations: July 18, 2019, July 30, 2019, and September 25, 2019.
  • RHTC Blended Occupancy: July 23, 2019 and October 1, 2019.

IHCDA collaborated with TDA Consulting, Inc. to conduct a HOME Fundamental’s training covering all aspects of the HOME program including federal regulations and IHCDA specific rules. The dates of the next HOME training will be announced soon.
