The DC Department of Housing and Community Development (DHCD) has closed a $9.8 million loan from the Housing Production Trust Fund (HPTF) that will preserve 100 affordable housing units in Ward 7.
“Although we have a goal to produce 12,000 affordable housing units by 2025, it’s also important to keep affordability in existing units where we can,” said DHCD Director Polly Donaldson. “We’re excited to help preserve affordability in the Fort Dupont neighborhood for the next 30 years.”
DHCD provided $9.8 million in HPTF financing to NHP Foundation for the acquisition and rehabilitation of the Anacostia Gardens Apartments at 3600 Ely Place SE. The project also received low-income housing tax credit equity from the DC Housing Finance Agency (DCHFA).
The unit mix for the apartments is comprised of 37 one-bedroom units, 49 two-bedroom units and 14 three-bedroom units. Ninety-one (91) units will be for households with annual incomes between $50,950 and $72,800; and 9 units are for households with annual incomes between $42,500 to $60,650.
The projected completion date for the building rehabilitation is estimated to be in Winter 2020/Spring 2021.
