Development Team Selected for Northwest One Redevelopment
Last year, the development team composed of MRP Realty and CSG Urban was selected for the redevelopment of Northwest One. This development will produce over 500 affordable housing units with more than half serving residents earning below 30 percent Area Median Income (AMI). This is a significant step in moving forward a long-standing, historic development within the New Communities Initiative (NCI) portfolio.
The Northwest One site is approximately 3.5 acres of land located at 1010-1024 North Capitol Street and 33 K Street NW. It includes the former Temple Courts Apartment building and a housing complex that consisted of 211 affordable rental units. The site is located in Ward 6, at the center of the NoMa and Mount Vernon Triangle neighborhoods.
As required by the Office of the Deputy Mayor for Planning and Economic Development (DMPED) and the New Communities Initiative, this project will provide “one for one” replacement of the 211 units.
The design of the new development incorporates elements from the neighborhood and includes large courtyards and interior spaces for residents and children. The new site will provide access to North Capitol and K Streets, expanded sidewalks, and additional retail space.
Through the OurRFP process, DMPED held community meetings, public workshops and online forums for each project to ensure the proposed developments met community needs and priorities.
