Greetings!
Spring has officially arrived and there are so many exciting things happening around town. COVID-19 vaccines are becoming more readily available for our community and many others. Our City continues to grow. New development is springing up all over, including an anticipated new Lemos Pointe affordable housing project at Watson Ranch. To learn more about this and other projects that are in the initial stages of review and being presented to the Planning Commission in the coming months, check out the Active Planning Projects List for March.
While the City remains closed to in person services, building permits and other services are available through our Virtual City Hall. You can submit plans and permit applications online. As always, our staff is still available to answer questions and help guide you through the process.

Fuel Station Moratorium Update
At the Tuesday, March 2, 2021 meeting, the City Council approved an immediate 45-day moratorium on processing new fuel station applications. The initial 45-day moratorium period is set by State Law. On April 6, 2021, the City Council will receive a staff update and conduct a public hearing before deciding whether to extend the moratorium an additional 10-months, 15-days. The moratorium extension term is also set by State Law. We welcome your participation in Tuesday’s Council meeting. You can also share your thoughts on this issue HERE.

Lemos Pointe Apartments
The City received the Lemos Pointe apartment application in late February. Named in honor of Fran Lemos, a beloved long-time community member, Lemos Pointe will be one of the first residential projects in Watson Ranch and the first apartment project built with modular construction. Modular construction pre-assembles building components that are built off-site. Assembling pre-built components can greatly speed construction time.
The Lemos Pointe project is important because it will provide 186 apartment units affordable to lower income residents and families. Unit sizes will range from studio to 3 bedrooms. It’s too early to provide leasing and pricing information. Stay tuned for updates in later Around Town newsletters.

Under Construction: Canyon Estates
Located off Newell Drive east of Silver Oak Drive, Canyon Estates is a new neighborhood of thirty-five (35) custom or semi-custom homes on view lots ranging in size from ½ to 1 acre. You can view homesites for sale, developer contact information, and an overlay of the subdivision on a Google Map HERE.
Construction of the homesite pads and roads has begun, so you will see changes in the hillside very soon. There’s even an on-site construction webcam. Click HERE.

The American Canyon Planning Commission will meet on Thursday, March 25, 2021, at 6:30 PM.
