Live, Work, Surf and Shop: The Power Road Corridor Takes Shape
Just northwest of Mesa Gateway Airport, the Power Road Corridor is emerging as one of Mesa’s most dynamic growth areas – blending destination retail, hospitality, and lifestyle experiences - like surfing at Cannon Beach - with major industrial development and advanced manufacturing companies creating high value employment anchors. Just inside the Loop 202 is Rebel Surf at Cannon Beach where Kids That Rip just opened and two hotels are being planned. Gallery Park, just south of the 202, still has room for elevated brands interested in joining Tempo by Hilton and Homewood Suites opening in October 2026, and mixed use residential planned in the next phase.
The corridor’s daytime population is driven by a strong mix of education and employment, anchored by Arizona State University’s Polytechnic Campus, the East Valley Institute of Technology, and Chandler-Gilbert Community College, which together serve more than 15,000 students and generate consistent weekday activity from students, faculty, staff, and visitors. This activity is complemented by major employers such as Magna International, Swire Coca-Cola, Virgin Galactic, and Gulfstream, along with continued growth at Mesa Gateway Airport, which adds on-airport employers and serves more than two million passengers annually. Looking ahead, plans to grow ASU Poly’s student body and develop an Innovation Zone will further strengthen daytime presence by fostering collaboration between academia and industry and supporting high-value jobs and increased economic activity.
