Construction Updates

The Development Services Department strives to update those interested in private construction in the City of Palo Alto.  The purpose of this email notification is to give the reader construction related updates in the City of Palo Alto.  The following projects are currently in either plan review or under construction.  This update is sent monthly to provide a description of work, share a recent picture of the site or rendering, and provide a current status of the project. 636 Waverley

This project is a new 10,299 square foot, 4-story mixed-use building with a 20 space parking garage. The commercial space will be located on the ground floor.  Residential units will be on the upper three floors. Currently foundation retaining wall construction continues. The project is approximately 18% complete.  This project replaces an existing building of approximately 1316 sf.

4329 El Camino Real, The Hilton Homewood Hotel

This project is a new 111,585 square foot, 4-story hotel that contains 138 rooms located above a one level underground parking garage with 137 parking spaces. Currently a full guest occupancy TCO has been granted. The project is approximately 99% complete. This project replaces an existing building of approximately 64,263 sf.


4214 El Camino Real, The Hilton Garden Inn

This project is a new 105,685 square foot, 4-story hotel that contains 174 rooms located above a two-level underground parking garage with 178 parking spaces. Currently a TCO for full guest occupancy is granted and exterior finishes and site work are in the final stages. Project Final Approval is expected in two weeks. The project is approximately 98% complete.This project replaces an existing building of approximately 6,296 sf.

300 Pasteur Drive, Stanford Parking Garage

This project is a new 5-level parking garage that includes an auditorium at the roof level.  Two of the five levels of parking are located below grade with 970 parking spaces. Currently a TCO is issued for construction parking, while work continues at the façade installation, site work, and multi-trade work at accessory areas. Completion of the parking garage will be in conjunction with the new hospital. This project is inclusive of shell and tenant improvements. The project is approximately 72% complete. This does not replace existing building sf.


780 Welch Road, Medical Office Building

This project is a new 31,353 square foot, 3-story medical office building located above one level of underground parking with 150 parking spaces. Currently the project has received its Final Approval and is in full use by occupants. This project replaces an existing building of approximately 24,678 sf.

2865 Park Boulevard, Park Plaza

This project is a new 3-story mixed-use building located above one level of underground parking with 295 parking spaces. The ground level will contain 47,000 square feet of commercial office space. The second and third levels, totaling 101,500 square feet, contain 85 residential units. Currently, construction at the second level is nearing completion, construction at the third level continues, and construction at the fourth level has begun. The project is approximately 35% complete.This project replaces an existing building of approximately 52,709 sf.

This project is a new 30,000 square foot, 3-story mixed-use commercial building located above one level underground parking garage with 42 parking spaces. Currently a TCO has been granted, and the TI work is complete. The project is approximately 99% complete. This project replaces an existing building of approximately 11,290 sf.

2650 Birch Street, Birch Plaza

This project is a new 24,827 square foot, 3-story mixed-use structure located above a one level underground parking with 42 parking spaces. The ground level will contain 10,556 square feet of retail and business space. Eight 2-story rental apartment units will be located on second and third floors. Currently the structural shell is complete, with exterior finishes being applied. Residential and commercial rough inspections continue inside. The project is approximately 62% complete. This does not replace existing building sf.


2080 Channing Avenue, Edgewood Plaza

This project is an approximately 20,000 square foot, three building relocation/rehabilitation of an Eichler-designed neighborhood mixed-use commercial shopping center. It also includes construction of 10 new 3,000 square foot single-family homes with attached garages. To complete the 3.6 acre development a .22-acre park will be completed near the end of the project. Currently temporary occupancy has been granted to large portion of the commercial shopping center and final construction activities are taking place. At the single-family residences, work on the interior finishes continues, site work is underway, and three of the residences have received final inspection. The project is approximately 96% complete. This project replaces an existing building of approximately 37,900 sf.

This project is a new 15,000 square foot, 2-story office building located above a one level underground parking garage with 19 parking spaces. Currently a TCO has been issued, and Green Building Final has been approved. The project is approximately 98% complete. This project replaces an existing building of approximately 4588 sf.


490 San Antonio Avenue, Gideon Hausner Jewish Day School

This project is a new 17,602 square foot single-story gymnasium and classroom building.  It also includes an 81,643 square foot commercial improvement including a new playing field, parking lot with 119 parking spaces and private road. Currently interior finishes and site work are nearly complete. The project is 98% complete. This does not replace existing building sf.

This project is a new 27,915 square foot, 3-story mixed-use building located above a one level underground parking garage with 47 parking spaces. Retail space will be located on the ground level and office space will be located on the upper two floors. Currently construction of the fourth and final level is underway. The project is approximately 45% complete. 1701 Page Mill Road, Theranos

This project is a new 115,600 square foot, 2-story commercial building located above a one level underground parking garage with 300 parking spaces. Currently the shell of the building has been granted a Final, Phase One of the TI portion of the project has is complete, and TI Phase Two is underway. The project is approximately 98% complete. This project replaces an existing building of approximately 67,000 sf.

213 Quarry Road, Medical Office Building

213 Quarry

This project is a new 95,578 square foot, 4-story above basement medical office building. There is no vehicle parking in the building.  Both the shell and TI work are being constructed at the same time. Currently TI installations from the basement and through the roof levels are underway, as are preparations for the exterior curtain walls. Also, construction of accessory structures on site has begun. The project is 55% complete. This project replaces an existing building of approximately 13,831 sf.


711 El Camino Real, The Clement

New 4-story hotel with a basement for underground parking and a pool on the roof.  6,897 square feet of commercial space, 13,027 square feet of hotel rooms, and 6,888 square feet of parking. There are 23 hotel rooms. Currently the roof structure construction is underway with exterior wall framing being applied. The project is approximately 40% complete.  This project replaces an existing building of approximately 1,490 sf.

New 4-story mixed use building with two levels of underground parking. 62,818 square feet of commercial space, 6,712 square feet of residential, and 27,941 square feet of parking. Currently construction of the third and final level is complete, construction of the roof continues, along with framing and multi-trade work. The project is 45% complete.This project replaces an existing building of approximately 8,746 sf.

1400 Page Mill Rd

This project is a 2-story commercial building with 89,000sf above a 45,500sf basement with 119 parking spaces, and 171 parking spaces outside the building. Currently the exterior façade is complete, the roof and site paving are complete, and the photovoltaic system and interior finishes are scheduled to begin in about one month. When finished, the project will be Net Zero Electric. The project is 50% complete.This project replaces an existing building of approximately 86,925 sf.

New 3-story with build out and one level of underground parking. 51,637 square feet of commercial and short stay residential and 19,719 square feet of parking. Project includes 71 parking spaces. Currently wood framing is underway. The project is approximately 35% complete.  This does not replace existing building sf.


1845 El Camino Real

New 3-story mixed use building. 7,705 square feet of commercial/retail shell space. Currently structural steel work is complete, with exterior weatherproofing and interior applications underway. The project is approximately 40% complete. This does not replace existing building sf.

240 Hamilton Ave - Commercial/Residential Building

This project is a new 17,500 sf, 4-story mixed use building. First 3 floors designated for commercial and residential on the top floor. Currently demolition is underway.


261 Hamilton Avenue

This project was originally built in 1927 and is in the Historical Registry. The building has four levels, 10,000 SF each, above a basement. The work includes a historical restoration and structural upgrade for an office building. Currently structural reinforcing continues at the basement and first floor levels, and the careful removal of historic roof tiles is scheduled to begin in April. The project is approximately 15% complete.

405 Curtner Avenue

A 3-story, six (6) unit townhouse building. All six units have the same square footage. Area per unit is 1237 sf of habitable space and 460 sf of garage. There will be 14 parking spaces at this site. No construction started.

2500 El Camino Real

New four story mixed use building (80,748 sf) that consists of two buildings connected by a walkway. The project contains 70 residential units and has 145 parking spaces. Currently evacuation and underground construction are underway.


2100 El Camino Real College Terrace

The project includes a podium structure with 2 levels of underground parking, two 3-story commercial buildings connected by a walkway (52,504 sf), and a 2 story eight unit multifamily building (5304 sf). Plans were submitted in May 2014 and the permit was issued. No construction started.

180 EL CAMINO REAL

180 El Camino

Stanford Mall redevelopment and site improvements.  Includes 4 new shell buildings totaling approximately 134,000 sf which replaces the old Bloomingdales building.  Currently demolition is complete and construction is about to start.


CIP PROJECTS


Magical Bridge Playground, Mitchell Park

This project is a restoration and upgrade of the bridge at Mitchell Park, new concrete walkways and repairs to existing asphalt walkways, new landscaping and irrigation. Currently the play equipment is completely installed, safety ground covers are complete, and art features, the treehouse, the mound play structure, and the landscaping are complete. The project is approximately 97% complete.

City Hall, First Floor Mezzanine and Second Floor Remodel

 

This project is a remodel of City Hall on the first and second floors. Currently, all-trades work continues. The project is approximately 80% complete.

First floor:

Community Meeting Room: in the area that used to house People Strategy and Operations (formerly Human Resources). This room has a maximum occupancy of 49 persons. The occupancy for this room can increase by expanding into the main lobby area by opening the partition doors (the glass doors with the infused copper). There is still audio/visual (A/V) work remaining to be completed to make this room fully functional. The A/V equipment will be installed during the months of February through April, with testing and training at the end of April.

Council Conference Room: The new Council Conference Room is located on Level 1 in the area that was formerly the small, narrow HR Conference Room. This room has a maximum occupancy of 34 persons. The conference table seats 16 persons and additional chairs can be placed around the perimeter. There is still audio/visual (A/V) work remaining to be completed to make this room fully functional. The A/V equipment will be installed during the months of February through April, with testing and training at the end of April.

Utilities Customer Service: The new Utilities Customer Service is now located on Level 1 in the area that formerly housed a portion of Revenue Collections. The services provided by this department were relocated from Level 2. This move alleviates the need for customers to get upstairs on 9/80 Fridays and makes it much more convenient to access during the regular weekdays.

Revenue Collections:  The counter on the first floor will receive a facelift following the painting of the main lobby and the polishing of the terrazzo floor.  The elevator cabs will also get an interior facelift at the completion of the project.

Second Floor: Half of this floor on the Ramona side, Utilities Department, is complete and occupied. The Information Technology Department is now open for business in its original location on Level 2. The space has been reorganized to allow the unification of the department into one location. The Help Desk, formerly located on the east wing of the Mezzanine, is now also located on Level 2 east. The IT personnel that were formerly located at Elwell Court are now also on this level.

Mezzanine: The Purchasing Department is located on the Mezzanine west side, is now complete and operational.  The construction for the Human Resources Department is underway on the east side of the Mezzanine.  This work will be completed in approximately four weeks.

This project is a new softball field, trash enclosure, and a 340 square foot score keeper structure as well as new synthetic soccer/lacrosse field, electrical service upgrade to 400amp, expanding the existing parking lot, and a new 913 square foot restroom. Currently rough and finish grading is underway, as well as storm drain structures.

3159 El Camino Real, Mixed-Use Building

This project is a 69,506 square foot, 4-story mixed-use building including 48 residential apartments, 16,100 square feet of retail and office space, and 15,400 square feet of new restaurant and commercial recreation space. The 30,000 square foot expansion of the existing underground parking will include 183 additional parking spaces. Plans were submitted in November of 2013. Seven of eight departments have approved the project

1700 Embarcadero, Staybridge Suites

New 4-story hotel with one level of underground parking. The area of the hotel is 114,091 sf and the area of the garage is 35,837 sf. Scope of work includes 147 hotel rooms and 169 parking spaces. Plans were submitted in October 2013 and the project has gone through four rounds of plan check. Six of eight departments have approved the project


500 University Ave - Garage

This project consists of 56,430 square feet of foundation and below-grade parking for a future 3-story office and retail building with 4,938 square feet of occupied roof deck and 2 split level of below grade parking with 62 parking spaces. Four of seven departments have approved the project.

1501 California: Mayfield California Ave

This project consists of two condo buildings, a fitness building (1720 sf), a community building (2700 sf), and 68 new homes. Condo Building 1 contains 58 units (116,356 sf) and Condo Building 2 contains 54 new units (122,817 sf). Plans were submitted in June 2014 and the project has gone through one round of plan check. Four of eight departments have approved this project.

A proposed 9571 square foot 3-story mix-used building, to include a ground floor financial service, second floor office space and third floor residential single unit; with 5 proposed parking stalls. Six of seven departments have approved the project.


385 SHERMAN AVE

Mixed use 3-story with approximately 4800sf of residential, approximately 50,000 sf of commercial and approximately 100,000 sf - 2 levels of below grade parking. The project was submitted in February and two of eight departments have approved the project.


908 Arastradero Road - VMware CSG Building

This is a new 2-story commercial structure with approximately 100,00 sf of office space with a gym. Three of eight departments have approved the project.
