The Development Services Department strives to update those interested in private construction in the City of Palo Alto.  The purpose of this email notification is to give the reader construction related updates in the City of Palo Alto.  The following projects are currently in either plan review or under construction.  This update is sent monthly to provide a description of work, share a recent picture of the site or rendering, and provide a current status of the project. 636 Waverley

This project is a new 10,299 square foot, 4-story mixed-use building with a 20 space parking garage. The commercial space will be located on the ground floor.  Residential units will be on the upper three floors. Currently,  concrete wall construction and rough plumbing work is underway. The project is approximately 24% complete.   This project replaces an existing building of approximately 1316 sf.

636 Waverly

300 Pasteur Drive, Stanford Parking Garage

This project is a new 5-level parking garage that includes an auditorium at the roof level.  Two of the five levels of parking are located below grade with 970 parking spaces. Currently pre-cast panels and exterior applications, stairway construction, and rooftop slab and steel structure construction is underway. Completion of the parking garage will be in conjunction with the new hospital. The project is approximately 83% complete. This does not replace existing building sf.


2865 Park Boulevard, Park Plaza

This project is a new 3-story mixed-use building located above one level of underground parking with 295 parking spaces. The ground level will contain 47,000 square feet of commercial office space. The second and third levels, totaling 101,500 square feet, contain 85 residential units. Currently, the roof is complete, and interior finishes at the second floor and all-trades work at the fourth floor continues. The project is approximately 65% complete. This project replaces an existing building of approximately 52,709 sf.


2650 Birch Street, Birch Plaza

This project is a new 24,827 square foot, 3-story mixed-use structure located above a one level underground parking with 42 parking spaces. The ground level will contain 10,556 square feet of retail and business space. Eight 2-story rental apartment units will be located on second and third floors. Currently site work and interior finish work is underway.. The project is approximately 80% complete. This does not replace existing building sf.


2080 Channing Avenue, Edgewood Plaza

This project is an approximately 20,000 square foot, three building relocation/rehabilitation of an Eichler-designed neighborhood mixed-use commercial shopping center. It also includes construction of 10 new 3,000 square foot single-family homes with attached garages. To complete the 3.6 acre development a .22-acre park will be completed near the end of the project. Currently temporary occupancy has been granted to large portion of the commercial shopping center and final construction activities are taking place. All the single-family residences are now complete and have received final approval. The project is approximately 99% complete. This project replaces an existing building of approximately 37,900 sf.

490 San Antonio Avenue, Gideon Hausner Jewish Day School

This project is a new 17,602 square foot single-story gymnasium and classroom building.  It also includes an 81,643 square foot commercial improvement including a new playing field, parking lot with 119 parking spaces and private road. Currently Green Building Final is approved and other department approvals are pending. The project is 99% complete. This does not replace existing building sf.

This project is a new 27,915 square foot, 3-story mixed-use building located above a one level underground parking garage with 47 parking spaces. Retail space will be located on the ground level and office space will be located on the upper two floors. Currently all-trades work at all levels and exterior glazing is being installed, the roof installation is complete and a tenant has been selected for the top floor residence. The project is approximately 65% complete. 213 Quarry Road, Medical Office Building

This project is a new 95,578 square foot, 4-story above basement medical office building. There is no vehicle parking in the building.  Both the shell and TI work are being constructed at the same time. Currently electrical work, suspended ceilings, and exterior accessory structures and site work are underway, along with the installation of medical equipment. The project is approximately 73% complete. This project replaces an existing building of approximately 13,831 sf.


711 El Camino Real, The Clement

New 4-story hotel with a basement for underground parking and a pool on the roof.  6,897 square feet of commercial space, 13,027 square feet of hotel rooms, and 6,888 square feet of parking. There are 23 hotel rooms. Currently the rooftop pool installation is underway, and exterior façade finishes installation continues, and drywall is installed through the third floor level. Mechanical, electrical and plumbing installations continue in all areas. The project is approximately 66% complete. This project replaces an existing building of approximately 1,490 sf.

611 Cowper St

New 4-story mixed use building with two levels of underground parking. 62,818 square feet of commercial space, 6,712 square feet of residential, and 27,941 square feet of parking. Currently construction of the roof is complete and framing and multi-trade work continues. Exterior wall glazing installation also continues. The project is approximately 65% complete. This project replaces an existing building of approximately 8,746 sf. http://611-cowper.com/


1400 Page Mill Rd

This project is a 2-story commercial building with 89,000sf above a 45,500sf basement with 119 parking spaces, and 171 parking spaces outside the building. Currently the exterior façade is complete, the roof and site paving are complete, and the photovoltaic canopies in the parking lot are complete. The shell finishes, landscaping, and solar power are complete, and a tenant-improvement contract has been awarded. When finished, the project will be Zero Net Electric. The project is approximately 99% complete. This project replaces an existing building of approximately 86,925 sf.

50 El Camino Real, Ronald McDonald House

  This project is a new 3-story with build out and one level of underground parking. It is comprised of 51, 637 square feet of commercial and short stay residential and 19,719 square feet of parking. Project includes 71 parking spaces. Currently wood framing work continues. The project is approximately 43% complete. This does not replace existing building sf.


1845 El Camino Real

New 3-story mixed use building. 7,705 square feet of commercial/retail shell space. Currently structural steel work is complete, with exterior weatherproofing and interior applications underway. The project is approximately 58% complete. This does not replace existing building sf.

240 Hamilton Ave - Commercial/Residential Building

This project is a new 17,500 sf, 4-story mixed use building. First 3 floors designated for commercial and residential on the top floor. Currently concrete foundation, wall, and column  work is underway. The project is approximately 15% complete. http://www.240hamilton.com/


261 Hamilton Avenue

This project was originally built in 1927 and is in the Historical Registry. The building has four levels, 10,000 SF each, above a basement. The work includes a historical restoration and structural upgrade for an office building. Currently the structural retrofit at the roof is underway and the careful removal of historic roof tiles is underway, and framing and drywall is complete in some areas of the building. The project is approximately 35% complete.

261 Hamilton

405 Curtner Avenue

A 3-story, six (6) unit townhouse building. All six units have the same square footage. Area per unit is 1237 sf of habitable space and 460 sf of garage. There will be 14 parking spaces at this site. No construction started.

2500 El Camino Real

New four story mixed use building (80,748 sf) that consists of two buildings connected by a walkway. The project contains 70 residential units and has 145 parking spaces. Currently grade-level footings, concrete walls and column construction is complete, and the second floor slab construction will begin soon. The project is approximately 15% complete.


2100 El Camino Real College Terrace

The project includes a podium structure with 2 levels of underground parking, two 3-story commercial buildings connected by a walkway (52,504 sf), and a 2 story eight unit multifamily building (5304 sf). Currently subterranean waterproofing, drainage system and slab foundation are being installed. The project is approximately 10% complete.

This project consists of four new buildings totaling 130,800 sf at the former Bloomingdale’s site at the Stanford Shopping Center. Numerous tenant improvement projects will follow construction of the buildings. The project features 60,000 gallon rainwater harvesting cistern and system. Currently foundation and structural work is underway. The project is approximately 15% complete.


1651 Page Mill Road

This is a tenant improvement project for Stanford University School of Medicine. It is 72,000 sf over three floors, plus a basement. Currently demolition work and structural repairs of the roof is complete, and framing of partition walls is underway. The project is approximately 20% complete.

103 El Camino Real – El Camino Real Park

  This project is a new softball field, trash enclosure, and a 340 square foot score keeper structure as well as new synthetic soccer/lacrosse field, electrical service upgrade to 400amp, expanding the existing parking lot, and a new 913 square foot restroom. Currently field lighting, fence and netting structures, concrete flat work, and construction of the bathrooms and trash enclosure is underway. The project is approximately 55% complete. 

 


PROJECTS IN PLAN CHECK


3159 El Camino Real, Mixed-Use Building

This project is a 69,506 square foot, 4-story mixed-use building including 48 residential apartments, 16,100 square feet of retail and office space, and 15,400 square feet of new restaurant and commercial recreation space. The 30,000 square foot expansion of the existing underground parking will include 183 additional parking spaces. Plans were submitted in November of 2013. Seven of eight departments have approved the project

500 University Ave - Garage

This project consists of 56,430 square feet of foundation and below-grade parking for a future 3-story office and retail building with 4,938 square feet of occupied roof deck and 2 split level of below grade parking with 62 parking spaces. Four of seven departments have approved the project.


1501 California: Mayfield California Ave

This project consists of two condo buildings, a fitness building (1720 sf), a community building (2700 sf), and 68 new homes. Condo Building 1 contains 58 units (116,356 sf) and Condo Building 2 contains 54 new units (122,817 sf). Plans were submitted in June 2014. The permit has been issued and construction has started.

A proposed 9571 square foot 3-story mix-used building, to include a ground floor financial service, second floor office space and third floor residential single unit; with 5 proposed parking stalls. All departments have approved the project but construction has not started.

Mixed use 3-story with approximately 4800sf of residential, approximately 50,000 sf of commercial and approximately 100,000 sf - 2 levels of below grade parking. All departments have approved the project but construction has not started.

908 Arastradero Road - VMware CSG Building

This is a new 2-story commercial structure with approximately 100,00 sf of office space with a gym. The project has gone through two rounds of review and four of eight departments have approved the project.


3421 Hillview Avenue - VMware HTG Building

This is a new 2-story commercial structure with approximately 86,000 sf of office space with a commercial kitchen. The project has gone through two rounds of review and four of eight departments have approved the project.

This project is a new 77,634 square foot, 2-story mixed-use building with  41,260 square foot below ground parking.  Currently, 5 of 9 departments are approved.


2555 PARK BLVD

A new 23,853 square foot, 3-story LEED Silver office building with covered surface parking at grade and one level of machine parking below grade.  The project will park 82 cars on site and provide Caltrain GoPasses for eligible full time employees for the life of the building through a TDM program.
